In 2025, recognizing the urgent need for action, Himgiri Cooperative Housing Society Limited., initiated the redevelopment process. With the support of our dedicated members and visionary leadership, we embarked on a mission to revitalize our community and create a safer, more sustainable living environment for all residents. The decision to pursue redevelopment was not taken lightly, but it was the only viable option to address the structural deficiencies and ensure the long-term viability of our society.
THE REDEVELOPMENT PROCESS AS PER GOVERNMENT DIRECTIVES ISSUED UNDER SECTION 79A OF THE MCS ACT, 1960.
The Government of Maharashtra has issued clear and structured directives on 4th July 2019 to guide the redevelopment of old and dilapidated buildings through cooperative housing societies. These guidelines ensure transparency, accountability, and protection of members’ rights at every stage.
As per the process, societies must first present the redevelopment proposal in a Special General Body Meeting and have consent/approval with at least majority (51%) member as well as appoint Project Management Consultant (PMC). The selection of a developer must be done through a transparent, competitive tender process. Upon selection, a registered Development Agreement and Power of Attorney are executed. Further the project is closely monitored and the quality will be ensured with the support of the appointed PMC.

These government-mandated steps aim to simplify the redevelopment journey while safeguarding the collective interest of all society members.
